The facade is a building's largest visible surface, and its condition is often noticed even when the windows are flawlessly clean.
Window glass is a smooth, non-porous surface - the dirt on it is mainly dust and rain marks, which wash off relatively easily. Facade materials are a different story. Render and ceramic tile are porous surfaces where moisture and dust soak in deeper, creating a favourable environment for moss and algae growth - especially on a building's shaded and damp sides, north-facing facades, or areas where water drainage isn't ideal. In an urban environment, exhaust and dust deposits add to the mix, working their way into the surface's pores over time and not disappearing with rain alone. Composite and glass facades are somewhat more similar to window glass - a smoother surface means less pollution absorption, but the large, seamed panel areas require a careful, even cleaning approach so no visible streaking appears between panels.
