What affects the price?

The more windows or the larger the total glass area, the greater the workload - price is usually calculated per unit or per m².
Floor height and access
Ground-floor windows are easier to reach than high-rise windows, which require a lift or rope-access equipment.
Cleaning frequency
For regular clients (for example, hotels or businesses under contract) we offer better terms than for a one-off cleaning.
Property type
Cleaning a house or apartment's windows differs from maintaining a commercial facade or a solar panel array - each has its own approach.
Why the number of windows alone doesn't set the price
Two properties with the same number of windows can require completely different amounts of work, so a simple "price per window" calculation often doesn't reflect reality fairly for either the client or us:
Window size and shape. One large panoramic window can take more time and water than six small windows with the same total area - but the reverse is also true, since six small windows mean six times as many frames, sills and corners to clean individually. That's why we often use an m² calculation for large glass areas, and a per-unit calculation when the window count is high but each one is small.
Floor and access. A ground-floor window that can be cleaned from the ground with a short pole takes less time and equipment than an 8th-floor window, which needs a longer water-fed system or even lift/rope access. Height affects not just working time but also which equipment is required at all - a direct cost factor.
Access difficulty. If there's no room for a lift to pull up to the building, if windows sit behind balconies, decorative elements or other obstacles, or if access is also needed from inside (for example, to open a window for cleaning from the other side), working time increases regardless of window size.
Cleaning frequency. A one-off request requires a full assessment and individual planning every time. A regular contract (for example, 2-4 times a year) lets us do that preparation work once and then follow a known routine, which usually allows us to offer a better price per visit.
Property type and scope. House window cleaning assumes we're working with a relatively small but varied set of windows. A commercial facade or solar panel array means a larger, more uniform area, where the pricing logic is different - often closer to an m² or panel-count calculation than "per window."
Why we don't publish a fixed price list
A fixed price list looks convenient, but in practice it means one of two things - either the price is inflated to cover the "average" toughest case, or the real cost after inspection turns out higher than advertised, creating distrust. We choose a third path: an individual assessment for every property and a clear quote before work begins, so you know the exact amount rather than a rough range, and we can price the job fairly without taking on risk at someone's expense.
